Debt Restructuring Program
This program addresses when a borrower is unable to refinance a maturing loan due to revised underwriting standards and allows existing lenders to quote a loan that requires no new equity from the current borrower. Under this program Crocker Partners is able to:
- Provide 100% of the capital required to pay down the principal balance of the loan so that it complies with current underwriting standards.
- Fund all future capital needs the asset may require, such as tenant improvements, leasing commissions and other operating expenses.
- Accrue our return in the event that it cannot be supported by the current cash flow from the property.
- Reduce the risk profile of the loan since we are able to immediately assume the property management and leasing services should the borrower default.
